Introduction

Ten cities with high real estate investment potential that mostly fit the requested criteria include Brussels, Antwerp, Rotterdam, The Hague, Naples, Lille, Brno, Leuven, Helsinki, and Krakow. For each of these cities in Europe, we have demonstrated how much they fit the requested criteria, which include that the cities have universities and a significant part of the city's population is young people or students, have undergone a facelift in recent years or now, are located in countries emerging from some crisis (economic or geographical), have a construction boom relative to the past. For a better presentation of the information, we have prepared and provided it in the attached spreadsheet.

Summary of the Findings

  • Known as a vibrant student city, Helsinki has been doubling its efforts in digital tourism and smart solutions. The city won the 2019 European Capitals of Smart Tourism for its burgeoning smart tourism industry."
  • In Leuven, one-third of the city's population, or 50,000 out of 150,000 residents, are students. Residents aged 20-29 are the largest population group."
  • Brno has a population of 380,000, including around 80,000 students. Located in the Czech Republic, the country recovered from the pandemic with a 3.5% GDP growth. In 2022, it is forecast to grow by 2.3%.

Research Strategy

For this research, we first searched for pre-compiled lists of European cities that have universities, where a significant part of the population are students but found none, as we mostly found multiple lists of the top student cities, such as Master & More, and GetByBus, among others. We only found a list of cities with the highest proportion of young people, as per Mayors of Europe. Through these sources, we curated a list of cities that potentially have a significant young or student population. We reviewed intensively each city to determine how much they meet each of the four requested criteria. Through this, we narrowed the list to the 10 cities that fit the most.
