Can you provide 10-20 examples of luxury apartment buildings or condominiums that could be considered "siblings"? For example, they might be on the same block, share amenities, and/or are likely built by the same developer.
Hi there! Thanks for your question about sibling apartment buildings or condominiums. The short answer is that I found 20 luxury apartment buildings with sister properties and have compiled the information into a spreadsheet. As requested, I provided several properties in San Francisco. I also found locations in New York City, Boston, Los Angeles, Seattle, and Miami. Below you will find a deep dive of my findings and methodology.
METHODOLOGY
I began my search by looking for properties with the same development companies and management companies like the provided examples of The Margo and the Giovanni. Through that, I discovered that Brooklyn is a hot spot for luxury apartment development, which led me to Gotham Properties' several luxury developments. From there, I looked for similar occurrences in San Francisco, which is how I came across the locations at 333 and 340 Fremont, 388 Beale, and Rincon Green. These apartment buildings all have similar amenities and are located on the same block. In order to include variety, I used the same search parameters to find properties in Miami and Seattle. I used Google Maps to ensure that the properties had high reviews and were located geographically on the same block or one block away from one another. Information for each property was gathered through the property's website or through the website of the architect or manager.
Each property's name, management company, address, website, pricing, and sibling qualities have been compiled in this spreadsheet. Pricing was determined from each property's website to ensure accuracy. General ranges of apartments were determined based on prices of current availability. Below I will provide brief descriptions for each set of sibling properties. In the spreadsheet, sibling properties have been color coordinated.
GROUP A
All of these properties are managed by the same company, Related Rentals. They have similar amenities all around, such as sustainable living, smoke-free living, pet-friendly policies and full-care facility, community events, and close-knit management teams.
They are all marketed very similarly, all through the same website. All of the properties share the same website and branding, though each property has its own section of the website where the specific features and pricing for the property is listed. In terms of branding, the properties are all referenced on the manager's brand positioning page, "the Related Difference."
GROUP B
All of these properties are managed by Gotham Properties. They have the same development, managing, and branding team. They all have similar amenities, such as no fee rentals, 24-hour doormen, and concierge services.
Each property has its own website for branding purposes, and each website is designed according to the specific amenities and neighborhood features of the property. Additionally, each website is still part of the livinggotham.com website, though they are all designed as fully-functioning websites for each property. As a trend with most luxury apartments, the neighborhood they are in is a huge facet of their branding. However, the Ashland, located in Brooklyn, has its own website, located at theashlandbk.com.
GROUP C
While these properties are not managed by the same company, they are all located on the same block. They have similar and comparable amenities such as bicycle storage, garage parking, private security, community events, outdoor areas, package pickup, full fitness centers, and dry cleaning services. The branding for these properties is also very similar. For example, 333 Fremont, 340 Fremont, and Rincon Green all have independent websites. 388 Beale is owned and managed by UDR, Inc., so it has its own section of the UDR website rather than an independent website. However, all of the branding is similar in that the amenities are very clearly displayed. Most of the properties I have found provide pricing information directly on their website, while 333 Fremont does not.
GROUP D
These properties are managed by different companies but are similarly priced and have similar amenities. They are also located within one block of one another and marketed similarly. For example, both Camden and Brickell Station Lofts have their own websites. West Brickell Tower is part of the West Brickell Apartments property management website. All of these websites brand their amenities similarly, marketing a lifestyle like many other property management groups, such as Gotham, UDR, and independent luxury apartments. They offer similar amenities like outdoor areas, a fitness center, business center, and concierge services. In the case of West Brickell Tower, the branding for the property's website is carried across the various properties that the company manages.
GROUP E
These properties were considered sibling properties based on their geographic location and the similarity in amenities. They are located on the same block and offer amenities such as business centers, outdoor areas, and additional parking solutions. While these two properties are similar, Brickell 1st brands itself as a social community, highlighting its bilingual staff and concierge service while SOMA Brickell focuses on its retail and entertainment amenities, appealing to more of a specific lifestyle. SOMA Brickell also has its own website, whereas Brickell 1st has a page on United Property Management's website.
GROUP F
These properties were selected because of their geographic variance in relation to the rest of the properties and because they are located on the same block. The lifestyle each property expresses is also very similar, each website using large photos of the building and its surrounding neighborhood. Like many of the other properties, the location of a property is one of the primary draws when it comes to luxury apartments, along with its amenities. These properties, along with many of the others mentioned, define themselves as modern and stylish living.
CONCLUSION
In short, there are many sibling apartment buildings and condominiums in major cities. All of the relevant information on these 20 properties has been compiled in this brief and in this spreadsheet. These properties are located in San Francisco, Miami, New York, Los Angeles, Boston, and Seattle.
