How many property developers are there in Australia
Hello and thank you for sending your inquiry to Wonder about property developers in Australia. The short answer is that there are at least 4,345 existing local and foreign-based property developers in the country. Below you will find a deep dive of my findings.
METHODOLOGY
We focused our research on finding the number of property developers in Australia by using business directories, which resulted to a list of land subdividers and developers except cemeteries. Our broader property developer search also yielded sources pointing to those based in China and Singapore, which are considered to be major sources of foreign capital and investment in property development in the country. A wider search for foreign-based developers in the country largely pointed to both countries as well. From here, we were able to identify the number of existing and upcoming China-based property developers using published studies online. A search for Singapore-based property developers did not result to a specific list as those based in China. We also performed a random search of Chinese property developers on the online directory source and the searches returned nil, which means that the directory only contains those that are locally based. Therefore, the resulting estimate for our research is at least how many local and foreign-based property developers are there in Australia.
PROPERTY DEVELOPMENT IN AUSTRALIA
According to Amfibi.com, there are 4,325 property land subdividers and developers based in Australia. Aside from this many players in the industry, the country is an attractive destination for foreign capital and investment in property development due to its clear transaction processes, market stability, and sustained and strong economic and population growth.
Most foreign investments in this sector comes from China as Chinese investors get to enjoy the country's reputation in transparency and it is the best in the world when it comes to asset information and bidding processes. Another reason is that many Chinese students come to Australia for tertiary education. According to JLL Australia's study on Chinese residential developers in the country, there are 20 existing property developers coming from Tier 1 Chinese cities like Beijing, Hong Kong and Shanghai. Existing projects, and spending on developments are focused mostly in Brisbane, Melbourne and Sydney. While foreign ownership limitations are now in place especially to keep housing affordable in Australia, future entrants are still expected from China.
Notably, according to a report in August of this year by The Sydney Morning Herald, Chinese investments in property development has dipped by 69%, allowing Singapore to overtake China as the biggest foreign investor in this sector in Australia.
