I have summarized below an in-depth study of the top five companies manufacturing modular homes.
METHODOLOGY In order to determine who the top-five modular home manufactures are, I started at the Better Business Bureau for an overview of the market landscape. This then led me to the Manufactured Housing Institute which keeps records, statistics, and award information about the modular and manufactured housing market. Using this information I was able to determine uses of homes, target demographics, and extra costs of owning a modular home. From here, I took an in-depth look at each top company’s website, press releases, and inventory to determine their average house prices and sizes. I have also included contact and website information for each of the companies as well as factory locations. BACKGROUND
In the Manufactured Housing Institutes 2016 report they state: The two largest percentage age groups that purchased manufactured housing were 18-29 at 23% and 50-59 at 22%.
The most common annual incomes of families purchasing manufactured housing was $10,000-$19,999 at 20% and $20,000-$29,000 at 25%.

In 2015 the average cost of manufactured homes, excluding land costs, was $68,000, and 70,519 manufactured homes were shipped generating an estimated $4.8 billion dollars’ retail.
The creation of single-section and multisection homes is about equal with 45.7% single-section and 54.3% multisection.

The company was founded in 2007 and focuses on a business model that allows for maximum customization by the customers, even advertising that customers can design their own floor plans.

Clayton homes is the largest builder of manufactured and modular homes in the US. They have factories serving every state in the US, and a very large inventory that is regionally tailored. They have a listed number of 1-800-822-0633 and a contact form here. This company was founded in 1956, and is headquartered in Maryville, Tennessee. In 2015, they say they built over 34,000 homes.

Since all of their floor plans and pricing vary regionally, I focused my search on the location of their headquarters in Tennessee to get an overview of pricing and sizes they have available. Out of the almost 600 homes they offered for this area, the highest priced option (not including land costs) was $228,000, and the lowest priced was $25,300. The mean cost was $85,800. Square footage of available houses ran from 432 to 2,580. Clayton Homes has been the Manufactured Housing Institute's Retailer of the Year 11 out of the past 12 years. PALM HARBOR HOMES
Palm Harbor homes is a member of Cavco Industries and has been in business for more than 30 years. As of 2006 they are one of the nations top producers of modular homes and, they do commercial modular construction under the names Palm Harbor Homes, Nationwide Custom Homes, Discovery Custom Homes and PHN Commercial Structures.

Palm Harbor floor plans and pricing all vary regionally, so again I chose to focus my search in the area that they are headquartered. Palm Harbor requires a phone call consultation to disclose any home prices, but of the modular homes (excluding previously built or manufactured homes) that they offered in their Texas-based community closest to their headquarters, the square footage ranged from 3301 to 620. To get an idea of home prices from this company I searched their recently sold modular homes and found one at 3116 square feet sold for $156,000 in the area. HIDDEN COSTS The cost of building a modular home comes with several considerations outside just the price per square foot of the house. modularhomeowners.com lists extra costs such as foundation, utilities, on-site building, and taxes which come out to a possible $71,000 additional costs outside of the price of the home and land. CONCLUSION
To wrap it up, Clayton Homes and Champion Homes are the top manufacturers of modular homes in the US and have factories across the continental US that deliver location-specific housing options. Other companies also either make regional locations available or focus their efforts on a specific region.
